New Construction Homes in Estero & Bonita Springs, FL

Estero and Bonita Springs are in an active building cycle right now, from large master-planned communities still selling their first phases to smaller infill developments a few years from completion. Below is a working list of the new-construction and pre-construction communities we're tracking, organized by area, with builder, pricing, and status. We update this page as projects move from pre-construction to active selling to sold out.

Estero

Kingston

Off Corkscrew Rd east of Verdana Village. Developer Cameratta Companies, with Lennar, Neal Communities, Pulte, Taylor Morrison, and Kolter Homes building. Roughly 10,000 homes planned at buildout on 6,000+ acres, a mix of single-family, villas, and condos (The Esplanade at Kingston). Pulte's pricing starts around $300K, running up to roughly $700K depending on builder and product. Groundbreaking was November 2025; site work is underway, model homes are expected in spring 2026 with first closings targeted for fall 2026. Plans include a K-8 school site and over 3,200 acres of conservation land.

Verdana Village

East Corkscrew Rd. Developer Cameratta Companies, built out by Lennar and Pulte. 2,400 homes at buildout; the West Village is nearly sold out and the East Village began construction in 2025. Pricing has run roughly $500K–$1M depending on builder and phase — confirm current pricing directly with the builders, since it moves monthly. Amenities include indoor/outdoor tennis and pickleball, resort-style pools, and the Publix-anchored Shoppes at Verdana Village retail center just outside the gates.

River Creek

East Corkscrew Rd, between Wildcat Run, Bella Terra, and The Preserve. Built by GL Homes on 395 acres with 544 total single-family homesites (single-family, twin villas, townhomes, and condos), plus 200 acres of preserve. This community is close to build-out: 459 of 544 homes were sold as of our last check, with roughly 17 homes remaining to be built.

Estero Town Homes (Summercrest)

NE corner of Corkscrew Rd and Sandy Lane. Toll Brothers is building up to 154 two-story townhomes on 21.4 acres. Still in pre-construction as of mid-2026, with construction expected to start later this year and completion projected for the first half of 2027. Plans include a pocket park and amenity center.

Coconut Landing

Off Coconut Rd, west of US-41 near El Dorado Acres. A small gated community of 25 single-family homes, now complete but with move-in-ready inventory still available. Coastal contemporary design with private saltwater pools standard. Recent listings have run roughly $1.78M–$2.2M+.

Milan Villas

NW corner of Williams Rd and Three Oaks Pkwy. A 10-acre, 40-villa community, largely built out in 2025. Villas run about 1,500 sq ft; remaining for-sale units have priced around $500K, with some units also available for rent.

West Bay Club & The Island

Off the Coconut Rd/Bonita Beach Rd corridor. West Bay Club's West Lake Court offering — 26 luxury single-family villas with waterfront and golf views — is nearly sold out. The same club is also home to The Island, a 24-story, 86-unit luxury condo tower by Kolter Urban at 5100 Bayridge Blvd, on track for completion in late 2026.

A few other proposed Estero projects (Genova, Corkscrew 80) have been announced but are currently stalled or shelved with no confirmed timeline — we're not listing them as active until that changes.

Bonita Springs

Vivid Shores

Off Bonita Grande Dr, near Bonita Beach Rd. A new 1,031-acre, 635-homesite master-planned community from Stock Development, with Pulte also building. Single-family homes on 76' and 90' homesites, 2,700–4,000+ sq ft, some with private boat dock options on three freshwater lakes. Pricing starts in the mid-$700,000s. Amenities include a 14,000 sq ft clubhouse, resort pool, and pickleball and tennis courts.

Solis Grande

NE corner of Bonita Beach Rd and Bonita Grande Dr. Pulte Homes is building 118 townhomes (3 bed/2.5 bath, 1,650–1,800 sq ft) on an 11-acre site, priced from the mid-$400,000s. Sales began in 2024; confirm current phase and inventory directly with Pulte, as availability moves quickly in this size of community.

The Ritz-Carlton Residences, Estero Bay

5000 Coconut Rd, part of London Bay Development's 500-acre Saltleaf coastal village on Estero Bay. 224 condo residences across two 22-story towers. The South Tower is complete and delivered, over 90% sold; the North Tower (112 more residences) broke ground in May 2025 and is targeted for delivery in 2027. The Saltleaf master plan also includes a 72-slip public marina and the Saltleaf Golf Preserve.

A few well-known Bonita Springs communities — Bonita National and Villa Mar Bonita Beach among them — have sold out of new construction and are resale-only now; we've left them off this list since they're no longer new-construction opportunities.
