Kingston is one of the largest new construction projects in Estero, a Cameratta Companies master-planned community along Corkscrew Road about 10 miles east of Interstate 75. Reported figures put the project at more than 7,600 acres, including more than 3,750 acres of environmental preserves and wildlife habitat, and approved for up to 10,000 residences and 700,000 square feet of commercial space.

Kingston South is planned for 3,625 homes, with model homes from Pulte Homes, Lennar and Neal Communities. Esplanade at Kingston, built by Taylor Morrison, is planned for 1,285 residences. The community held its grand opening for the first model homes on October 17, 2026, and homes were reported to start in the $400,000s.

What to Know Before You Buy

Kingston will build out over many years, so expect ongoing construction nearby and amenities that open in phases. Ask each builder about HOA and CDD costs, delivery timelines, and which amenities will be finished when your home closes. Corkscrew Road is also being widened, which affects commute times during construction.
