New construction in Estero covers a lot of ground, from gated townhome communities along Corkscrew Road to luxury towers on the water. Here's a plain-English look at what's being built, what recent MLS activity says about pricing, and what to know before you buy new. Figures below reflect MLS data as of mid-October 2026 and change often, so call us for the current picture.
Estero new construction at a glance
Roughly 47 new construction homes and condos were actively listed in Estero in mid-October 2026, with a median list price near $799,000 and an average of about 93 days on market. That median is pulled up by luxury tower condos; most new single-family and villa product in the gated communities sits well below it, commonly in the $600,000s and $700,000s.
Where new homes are being built
Luxury waterfront and tower living
At the top of the market, The Ritz-Carlton Residences, Estero Bay brings branded high-rise living to the Saltleaf community, and The Island at West Bay Club is delivering new 2026-built residences at multi-million-dollar price points. Both appeal to buyers who want resort amenities and Gulf-access boating.
Single-family homes in gated communities
Much of Estero's new single-family activity is along Corkscrew Road. Verdana Village and Lakes of Estero are active new-home communities where recent sales have mostly landed in the $570,000s to $700,000s. At the higher end, Kingston is a large master-planned community that began opening model homes in October 2026, with builders reporting prices starting in the $400,000s, while Esplanade at Kingston by Taylor Morrison has newer homes listed around $1.5 million, and Coconut Landing features larger new homes near Coconut Point.
New townhomes
Toll Brothers opened sales at Summercrest, a gated townhome community, on September 18, 2026. Two-story homes of roughly 1,944 to 2,495 square feet start in the mid-$500,000s, according to the builder. Check with us for current availability and incentives.
What new homes actually cost to close
Builder list prices and what buyers pay can differ. Recent closed sales for 2026-built homes in Verdana Village and surrounding communities have generally closed at or somewhat below list, and builders often offer closing-cost help or rate buydowns that don't show up in the price. Ask about incentives, upgrade packages, and whether the lot premium is included.
Questions to ask before you buy new
- What are the HOA dues, and is there a CDD (community development district) assessment on top of property tax?
- What does the builder warranty cover, and for how long?
- Is the home complete, or will you wait months for delivery? Quick-move-in homes close faster; to-be-built homes let you choose finishes.
- What are the flood zone and insurance estimates? Get quotes before you commit.
- Are the amenities (clubhouse, pool, golf) finished, or still planned?
Why bring a realtor to a builder's sales center
