Moving to Estero & Bonita Springs, FL: Relocation & Buyer's Guide

Page last updated July 26, 2026.

Beyond the listings, these are the questions we get most from buyers relocating to Estero and Bonita Springs: what are the schools like, am I in a flood zone, what will insurance actually cost, and what do HOA and CDD fees really add up to. Here's a straight answer to each, with links to the official sources so you can dig deeper.

Schools

Lee County Schools uses open enrollment rather than strict geographic zoning, so families rank preferred schools rather than being assigned one automatically based on address. Schools serving the Estero/Bonita Springs area include Estero High School, Bonita Springs High School, Varsity Lakes Middle School, Spring Creek Elementary, and Pinewoods Elementary. Ratings shift year to year, so rather than quote a number that will go stale, check current scores directly at GreatSchools.org or Niche.com, and see enrollment options at leeschools.net.

Flood Zones & Evacuation Zones

Every property in this area falls into a FEMA flood zone: high-risk (A or V, a 1% or greater annual chance of flooding), moderate-risk (X-shaded), or minimal-risk (X-unshaded). Flood zones, evacuation zones, and storm surge zones are three different things and can each affect a single property differently — a home can be outside the evacuation zone but still carry a high flood-zone rating because of a nearby pond or stream. The Village of Estero publishes an interactive map at estero-fl.gov/flood-maps-zones, and you can look up any address on the FEMA Flood Map Service Center. Flood insurance is required on federally backed mortgages for any property in a high-risk (A or V) zone.

Homeowners & Flood Insurance Costs

Southwest Florida (Lee, Collier, and Charlotte counties) homeowners insurance has generally run $4,000–$6,200 a year, reflecting coastal wind exposure and post-hurricane rebuilding costs, though Citizens Property Insurance is applying an average 8.7% statewide rate reduction for 2026 and private carriers have been returning to the market. Homes with hurricane shutters or impact windows and an upgraded roof can qualify for wind mitigation credits worth 20–30% off the windstorm portion of a premium. Always get a firm insurance quote before closing — it varies enormously by roof age, construction type, and flood zone.

HOA & CDD Fees

Costs vary widely by community. Bundled golf communities typically run $300–$700 a month in master association dues, with higher-end communities landing at $600–$1,000+ a month once golf and amenity fees are included. As real examples: Bonita National combines master HOA and golf association fees into roughly $500–$750 a month, while Bonita Bay's HOA runs about $2,600 a year. On top of HOA dues, many newer communities in the corridor carry a separate CDD (Community Development District) assessment, commonly $1,800–$8,000 a year, which pays down the infrastructure bonds used to build the community. Always ask for the current HOA/CDD disclosure on a specific listing before making an offer — published averages are a starting point, not a substitute.

Taxes & Cost of Living

Florida has no state income tax, which is a meaningful factor for retirees and remote workers relocating here. Property taxes are set by Lee County and vary by community and any CDD assessments layered on top, so ask your agent or the county property appraiser for the specific millage on a listing you're considering rather than relying on a citywide average.

Hurricane Season & Utilities

Atlantic hurricane season runs June 1 through November 30, with the historical peak in August and September. Electric service in the area is provided by Florida Power & Light or Lee County Electric Cooperative depending on location, and Bonita Springs Utilities handles water and sewer for much of Bonita Springs. New residents will also want to register to vote and transfer a driver's license through the Lee County Tax Collector's office once they've established residency.
