Every year around this time, Southwest Florida takes a breath. Hurricane season is winding down, the summer lull is ending, and in a few weeks the first wave of seasonal residents will be back on US-41 and in line at Coconut Point. For buyers and sellers in Naples, Estero, and Bonita Springs, late September through November is one of the most strategic windows of the year, and this fall comes with a new twist: mortgage rates just crossed 7% for the first time in almost two years.
Here's what the latest numbers show, and what they mean for you.
Mortgage Rates Top 7% Heading Into Season
According to Freddie Mac, the average 30-year fixed rate hit 7.03% on September 24, 2026, up from 6.76% just two weeks earlier and 6.30% a year ago. It's the first time rates have been above 7% since January 2025.
What does that mean locally? A few things:
- Financed buyers have less purchasing power. On a $500,000 loan, the jump from about 6.3% to 7% adds roughly $240 a month to principal and interest.
- Cash buyers gain an edge. Southwest Florida has always had a large share of cash purchases, especially among seasonal and retiree buyers. When rates rise, their offers become more competitive.
- Rate buydowns are back in play. In today's market, asking a seller or builder to contribute toward a rate buydown is often a smarter ask than a straight price cut.

Single-Family Homes: Stable Prices, Real Negotiating Room
The single-family market under $1 million is holding up well on both sides of the county line.
Collier County (Naples and surrounding areas): In August, single-family homes under $1 million sold for an average of $580,047, with sellers receiving about 96% of list price. Active listings averaged around 113 days on market, but homes that sold went under contract faster, at about 92 days.
Lee County (including Estero and Bonita Springs): Single-family homes under $1 million averaged $415,630 sold, at roughly 96.7% of list price. Across the broader Lee County market, inventory fell 15.5% year-over-year and months of supply dropped from 6.9 to 5.2 months, according to Florida Realtors data. That's just below the roughly 5.5-month mark many analysts treat as "balanced." The median single-family sale price also rose 2.7% year-over-year, the third straight month of gains.
The takeaway: This isn't the frenzy of 2021-2022, and it isn't a collapse either. Well-priced homes in good condition are selling. Overpriced homes are sitting. In Estero and Bonita Springs specifically, we're seeing buyers who were priced out of prime Naples zip codes shift north for newer construction and better value per square foot, which keeps demand steady in communities along the Corkscrew Road and Bonita Beach Road corridors.

Condos: The Buyer's Market Continues
Condos are where buyers hold the most leverage right now. In August:
- Collier condos under $1M averaged 142 days on market and sold at about 94.8% of list price.
- Lee condos under $1M averaged 153 days on market, also near 94.6% of list.
Much of this traces back to Florida's condo safety and reserve requirements that followed the Surfside collapse. Buyers are carefully reviewing association finances, reserve studies, milestone inspections, insurance costs, and the risk of special assessments before they make an offer.
If you're buying a condo: You have time and options. Ask for the association's budget, reserve study, and inspection reports early, and factor HOA dues and insurance into your true monthly cost.
If you're selling a condo: Transparency sells. Having those documents ready on day one removes uncertainty and can shorten your time on market considerably.

Luxury Market: Buyers Are Taking Their Time
Above $1 million, the market is more patient. Collier County single-family homes over $1 million averaged about 167 days on market, with sales closing around 92% of list price. Luxury buyers are well-informed, they compare closely, and they're willing to wait for the right property.
For luxury sellers, the first price matters more than the first price reduction. Homes that launch at the right number attract serious attention in the first few weeks, which is exactly when seasonal buyers start touring.
Why Fall Is a Strategic Window
For Buyers
Right now, you're shopping before the seasonal crowd arrives. From January through April, showing schedules fill up, competition picks up, and sellers tend to feel more confident. Buying in October or November often means:
- More negotiating room on price, closing costs, and repairs
- Sellers who've carried their homes through summer and are motivated to close
- Time to complete inspections, wind mitigation reports, and insurance quotes without pressure
With rates above 7%, also consider the "marry the house, date the rate" approach. If rates ease in 2027, refinancing may be an option. If they climb further, you'll have locked in before that happens. (We always recommend talking with a trusted local lender about your specific situation.)
For Sellers
The best time to list for season is before season. Buyers who arrive in November and December are often ready to act, and your home should be photographed, priced, and live on the MLS by then. Key steps:
- Price to the current market, not last year's. Buyers can see every price reduction and every day on market.
- Complete post-summer maintenance. A fresh roof inspection, a serviced A/C, and clean gutters and lanais go a long way.
- Have your paperwork ready. Wind mitigation, four-point inspection, HOA documents, and flood zone details help buyers move quickly.

Southwest Florida isn't one market. A gated golf community in Estero can behave completely differently from a waterfront street in Bonita Springs or a downtown Naples condo tower a few blocks away. County-wide averages are a starting point, but the right strategy comes from looking at recent sales in your neighborhood, price range, and property type.
